Find out what your VA benefit can buy.

Check my eligibility

A VA entitlement calculator only needs three inputs: your county's 2026 conforming loan limit, the original amount of any VA loan you haven't fully cleared, and one multiplier — four. Total entitlement is 25% of the county limit ($208,187.50 in most counties this year), minus what a prior loan is still using, and every remaining dollar backs four dollars of $0-down borrowing. This page walks that math by hand, line by line, so you can check any calculator's answer against your own Certificate of Eligibility.

The remaining-entitlement method — 25% of the county limit minus prior use — is VA's own published formula. The 2026 dollar figures come from the FHFA conforming loan limit announcement: $832,750 baseline, $1,249,125 ceiling.

Basic vs. bonus entitlement: the two layers

The statute behind every COE, 38 U.S.C. § 3703, builds the guaranty in tiers. For loans between $56,250 and $144,000, the VA guarantees the lesser of $36,000 or 40% of the loan. That $36,000 is basic entitlement — the number your COE prints.

Loans over $144,000 get a different rule: the guaranty is 25% of the loan amount. For veterans with entitlement already in use, the statute caps total guaranty at 25% of the Freddie Mac conforming loan limit, reduced by entitlement not yet restored. That gap between $36,000 and the 25% cap is bonus entitlement (lenders say "second-tier"). It's why a veteran whose COE says $36,000 can still close a $600,000 loan with nothing down.

Lenders care about the 25% because it's their loss cushion. As VA puts it, most lenders will fund a loan only if entitlement, down payment, or both cover at least 25% of the amount borrowed. Keep that one sentence in mind and every scenario below becomes arithmetic.

Reading the entitlement math on your COE

Pull your COE (your lender can retrieve it in the VA's Web LGY system, or request it yourself) and find three things:

  1. The basic entitlement figure. $36,000 for most eligible veterans. This is not your borrowing cap.
  2. Entitlement charged to prior VA loans. Each past loan shows the entitlement it consumed — 25% of its original amount. A $200,000 loan charges $50,000.
  3. The conditions block. "Valid unless discharged or released subsequent to date of this certificate" is routine. A condition tying entitlement to an active loan means you're in reduced-entitlement territory until that loan clears.

If the charged amount is $0 and no active-loan condition appears, you have full entitlement: skip straight to the first worked example. Otherwise, subtract the charged amount from your county's 25% figure — that difference is what a calculator labels "remaining entitlement."

Worked examples: full, reduced, restored

Example 1 — full entitlement (no limit)

A first-time user wants a $685,000 house. Four times his COE's $36,000 basic entitlement would suggest a $144,000 ceiling, but that's not how it works: with full entitlement, VA imposes no loan limit. The guaranty is simply 25% of whatever the lender approves ($171,250 here), and the down payment is $0 as long as the appraisal supports the price. The same is true at $900,000 — above the baseline county limit — because county limits are irrelevant to full-entitlement borrowers. The only ceilings are the lender's underwriting (income, credit, residual income) and the appraisal.

Example 2 — reduced entitlement (the formula earns its keep)

A veteran keeps her first home — a $200,000 VA loan from 2019, still open — and gets orders across the country. Her numbers in a baseline county:

  • Total 2026 entitlement: $832,750 × 0.25 = $208,187.50
  • Charged by loan #1: $200,000 × 0.25 = $50,000
  • Remaining: $158,187.50
  • Max $0-down loan #2: $158,187.50 × 4 = $632,750

The rule of four $4 of loan per $1 of entitlement (Total 2026 entitlement in a baseline county: $208,187.50)

Notice what the chart implies: even a veteran with a $400,000 loan still open retains over $430,000 of $0-down capacity in 2026. Two VA loans at once is a routine move, not a loophole — the mechanics live in our guide to using your VA loan twice.

Example 3 — restored entitlement

Same veteran, three years later: she sells house #1 and the loan is paid in full at closing. Restoration is not automatic. She (or her lender) files VA Form 26-1880, VA re-issues the COE with $0 charged, and she's back to full entitlement — no limit, $0 down. If she had paid the loan off but kept the home as a rental, she could invoke the one-time restoration instead; it works once per lifetime, and a later sale won't refresh it until every prior loan is paid and gone. One caution: letting a non-veteran assume your VA loan leaves your entitlement pledged to that loan until it's paid off.

Check my entitlement

Borrowing above your entitlement cap

Reduced entitlement caps the $0-down amount, not the loan. Lenders want that 25% cushion covered — entitlement, cash, or both. Say the veteran in example 2 finds a $700,000 house:

  • 25% of $700,000 = $175,000 needed
  • Remaining entitlement = $158,187.50
  • Shortfall = $16,812.50 — the down payment, about 2.4% of the price

A conventional loan at that price would typically ask for far more cash up front, so partial entitlement still does heavy lifting. Your county's exact 2026 limit — and whether you're in a high-cost county where total entitlement rises to $312,281.25 — is a 10-second lookup in our county loan limit calculator. Budget for the subsequent-use funding fee too: 3.3% with $0 down, and waived entirely if you receive VA compensation for a service-connected disability. For the full county table and how the 25% math works when you put money down, see VA loan limits by county.

Calculators disagree — the COE decides

Online entitlement calculators routinely miss prior-use charges, assume the wrong county limit, or ignore a past VA foreclosure (which keeps entitlement tied up until VA is repaid). Treat any calculator — including the math on this page — as a preview. The certified figures are the ones on your COE and your lender's entitlement worksheet.

Bottom line

Entitlement math is four steps: 25% of your county limit, minus 25% of any open prior loan, times four, with a 25%-of-the-gap down payment if you want to go higher. Full entitlement makes the whole exercise moot — no limit, $0 down, lender approval permitting. If you'd rather have the numbers run on your actual COE than on a hypothetical, start with the 2-minute eligibility check and get matched with a specialist who reads these certificates all day.

Frequently asked

How much is full VA entitlement in 2026?

In a baseline-limit county, total entitlement is $208,187.50 — 25% of the $832,750 FHFA conforming loan limit for 2026. In high-cost counties it reaches $312,281.25 (25% of the $1,249,125 ceiling). With full entitlement there is no VA loan limit at all: the 25% guaranty scales with whatever loan a lender approves.

Why does my COE only show $36,000?

The $36,000 on your Certificate of Eligibility is basic entitlement, set by 38 U.S.C. § 3703. The bonus (second-tier) entitlement that backs loans over $144,000 never prints on the COE — it exists in the statute, not on the certificate. A $36,000 figure with no conditions listed means full entitlement, not a $36,000 cap.

How do I calculate my remaining VA entitlement?

Multiply your county's one-unit conforming loan limit by 25% ($832,750 × 0.25 = $208,187.50 in most 2026 counties), then subtract the entitlement charged to your active VA loan — 25% of that loan's original amount. Multiply what's left by four for your maximum $0-down loan size.

Do I get my entitlement back when I sell the house?

Yes. Once the VA loan is paid in full and you've disposed of the property, you can apply for restoration with VA Form 26-1880. If you paid the loan off but kept the home, you can use a one-time restoration instead. Entitlement is not restored automatically — you or your lender must request it.

Is there a maximum VA loan amount in 2026?

Not if you have full entitlement — the VA removed loan limits for those borrowers, so the ceiling is whatever your income, credit, and the appraisal support. County limits only cap the $0-down amount for veterans with reduced (partial) entitlement; they can still borrow more by covering 25% of the gap themselves.
